It's a great interview on the planning side of investing in property, which I think it's one of the key reasons why property investors aren't hitting their goals.

The theme for the interview, really, today, is instant equity, and we chat to Drew about how he helps property investors generate instant equity through small development projects. We have a chat to him about the risk in construction contracts with builders and how he secures land under market value and generates that instant equity and the value of pulling the resources of his investors' group and the volume to be able to secure deals that are difficult for the average investor to look at. It's a fantastic and illuminating interview, with a lot of gold.

    This week we're chatting with Chris Orr who's a real estate agent with Savills Real Estate in Sydney. Chris is a little bit unusual in that he works with the prestige property market, so properties that are transacting in excess of $10 million sometimes. So we have a chat to him about the differences between the high-end residential property and your average property market, what the difference in the drivers are and how properties are marketed differently in the high-end space. He gives us some great advice on the Sydney market and where he sees that going, we talk about the post-election landscape and how APRA changes are going to influence the property market. He highlights some areas that he's looking to, across the country, which have good investment potential and some of his strategies for minimizing risk and selecting high-quality investment grade assets as well. It's a great interview and I'm pretty sure you'll enjoy this one.

We talk to Luke about his four main rules for selecting an investment-grade property, we talk about his own back yard in Adelaide and some of the areas that he's investing in, across Australia. We also talk to him about the different strategies that he employs for his clients and to grow his own portfolio, and we have a little bit of chat about the Perth property market, where he's from, as well. We have a chat to Scott about how they've been able to achieve those results and the types of properties that have enabled to get to that level. We put the magnifying glass specifically on commercial property as well and Scott's got some great advice about saving, about assessing the growth and yield fundamentals for the property and about the types of commercial properties that he's investing in as well.
