Today we're chatting with Richard Evans, who's a buyer's agent and from Fortune Property Finder. He's the founder of that property business. Today's a little bit of a Newcastle centric episode. Newcastle's been a property investment hotspot in the media quite a bit in the last little while, and Richard gives us a bit of a lay of the land as to all the different pockets around Newcastle and an idea about where the hotspots are and what investors need to look for if they're looking to purchase in Newcastle to expand or even begin their investment property portfolio. He gives us some really great tips as to some of the secret sauce behind buyer's agents and how they can negotiate for their clients and get better deals, how they work at auction with things like auction markers. And he gives us a nice little tip about vacancy rates and how that may predict the movement of property growth prices.

This week we're chatting with Lisa Parker, who's the Director and Founder of Parker Buyers Advocates. She's a buyer's agent and someone with an extreme amount of industry experience and knowledge. She shares some fantastic advice on how to select a buyer's agent, the different buyer's agents available and their approaches and how they fit a client's brief and just some fundamentals on how to make sure that you are selecting the right property and not falling foul of some of the typical mistakes. She's got some great insights and tips on how to avoid overpaying, how to deal with an unlevel playing field when you're transacting in property, bait pricing, and more. 

This week we're chatting with Matt Knight, who's the founder and director of Precium: Buyers Agents. Matt is based on the New South Wales South Coast. So we cast the spotlight into that area and we look at the property that he's buying and what are the drivers for that market, and also the outlook for that area post the devastating bushfires as well. Outside of looking at that area specifically, Matt's one of those genuinely nice guys that you come across every now and then, and he shares some great tips on how property investors can further their property investing journey and purchase the correct assets. We've got some insights into due diligence and all the little bits and pieces of the puzzle that we need to put together to achieve the best possible outcomes.

We chat to him about housing affordability, the future of the property market, and getting into developments as well. It's a fantastic interview with an industry heavyweight that I've been wanting to get on for a long time, and I'm sure you'll get a lot out of it.

Welcome to Geared for Growth. This week we're chatting with Shannon Holmes is the founder and director of Quickstay, which specialises in short-stay accommodation management. We have a chat to Shannon about his background and how he first got started in investing because he's got quite a bit of runs on the board and then we take a deep dive into short term rental as an investment strategy. We talk about how that might fit within an investor's portfolio, the types of yields and returns and how to actually set up and manage that type of property. We also talk a little bit about the major hotel booking platforms and of course Airbnb and how he works within the Airbnb system. It's really interesting, sort of left field look at some of the potential for investment properties if they fit the right locations or the right type of property and in the right area, which we talk about as well. We have a chat to him about his past life as a hard-living, a festival running chap burning the candle at both ends through his decision to leave that life behind and get into the property game. His first property began with an off the plan apartment, which certainly stung, and he talks to us about the key learnings that he took away from that. We talk philosophy and mindset. We of course talk property and all the barriers that are in the way of property investors achieving the success that they desire. He runs us through his Holy Trinity strategy. We talk about unicorn properties and much, much more pretty wild and loose interview covering a myriad of topics, but one that I'm sure you'll enjoy. 

This week, we're chatting with Ramon Mitchell, who's a buyer's agent and founder of Gault & Co. Ramon is a pretty understated humble guy, but he's a very fascinating, highly educated guy, and he provides some great insights into some of his advocacy work with property managers and on the strata committees as well, and we dive into some property market economics fundamentals and due diligence and look for opportunities for investors. He gives us some great advice on setting goals and reviewing our portfolio and just some awesome general comments on the property market and its direction for the next little while as well. It's a really illuminating interview and I'm sure you'll enjoy it.

This week we're chatting with Melinda Jennison, who's the Managing Director of Streamline Property Buyers, a buyers agency specialising in Brisbane and located in Brisbane. We have a chat to her about her background as what I described, a proper clever person. She has a Ph.D. in exercise physiology and we speak about how that academic background serves her as a property investment expert today. She has a lot of experience in the development side of property and we speak to her about the due diligence that she goes through and some of the pitfalls for investors that are looking to get involved in the development space, and we cast the spotlight on greater South-East Queensland, what some of the drivers are and what her expectations are for growth in the future. It's a great interview and Melinda's very generous with her time and knowledge. 

This week, we're chatting with Jordan de Jong, who's a property investor and data science expert. And we take a deep dive into some of the things that are featuring in the real estate market, and will in the future from a technical point of view, such as big data and machine learning, which he gives us a great crash course on. We chat to him about how he got started in property purchasing, his first investment at 23 years old, and we go into his analysis that he goes through when purchasing a property, and what an A-grade property means to him. And I'm sure you'll agree that his approach is pretty impressive from a fundamental and analysis point of view. He comes from a very inspiring entrepreneurial background as well, but no silver spoons in his mouth. He's a very down to earth chap, and I had a great time chatting with him and I'm sure you'll enjoy the interview. Here's Jordan.

We kick off with exactly what a conveyancer does and go through the whole process of purchasing a property, from the exchange of contracts to understanding the cooling-off period and what happens with settlement, as well. She also gives some great advice for people that are looking to purchase a property and some of the key things that can go wrong as part of the process. This week we're chatting with Sam Gordon, who's the Director of Australian Property Scout. We have a chat to him about how he got his start in investing in property at 19 years old, the types of properties that he's purchased since then to get to 18 total properties as well. We have a chat to him about the foundational properties and the trident method that he's employed for himself and his clients. That's a combination of bread and butter properties with growth potential, development projects and some high yielding cashflow type properties as well.
