  • Why is deception such a common part of real estate?

    05/02/2018 Duración: 36min

Real estate agents, buyers, sellers and investors should all know the sneaky truth. We have talked a number of times about the casual deceptions that crop up in real estate. It seems like it is infused into the fabric of the real estate business... like small pox infected blankets. They are nice and warm at the start and make you feel secure only to be the thing that results in your undoing in the end. Sadly, it is everywhere. The system is built on it and separating it seems nearly impossible at times. I was recently looking into different contact management software for managing folks who respond to my marketing. Included in most is some sort of autoresponding drip campaign setup. Nearly all of them come with default responses and they all have elements that embrace this idea of the casual deception being OK. We are going to take some time to chat about that today. Todays Links: http://rismedia.com/2018/02/04/10-year-high-profits-sellers/#close http://www.realestatemarketingdude.com/real-estate-drip-emai

Finally, more on the continuing change in the face of employment - something that will heavily impact future buyers in terms of how they find employment. • Two proven experts say real estate on the verge of a downturn

    24/01/2018 Duración: 30min

Both Peter Schiff and James Stack are nervous about the real estate market [caption id="attachment_9468" align="alignright" width="300"] This should actually make you feel at little better about a downturn[/caption] The really scary part is that these are two men who correctly predicted the downturn last time. They are both seeing different things that concern them. Some of what they are seeing feels eerily familiar to what we saw in the year leading up to the last downturn in real estate. However, there are some interesting differences. We will chat about all that on todays show! • Home inventory - it's not looking good

    22/01/2018 Duración: 31min

[smart_track_player url="http://traffic.libsyn.com/rebelbroker/RER20180122MON.mp3" title="Home inventory - it's not looking good" social_linkedin="true" social_pinterest="true" social_email="true" ] The home inventory in the United States is getting even more challenging. The only way to solve our current housing situation is to get more homes on the market. We need the home inventory to rise. It is not about facilitating more buyers, but sellers selling and builders building. Sadly, while it remains the most important thing right now, it is also the one thing that is doing the worse across the nation. Combine that with the repatriation of potentially trillions of dollars into the US economy - a good thing - and the idea that this will create more jobs and make more buyers, you can start to see why things are likely to get more stressful rather than less. • Should you sell your home in 2018?

    19/01/2018 Duración: 39min

According to the folks at US News, you should sell your home in 2018 Today we are going to review an article from US News that advises homeowners to seriously consider the idea of whether or not to sell your home in 2018. They quote some numbers from Zillow and Trulia and offer 4 compelling reasons why you should consider selling your home in 2018. We will cover them all and see how much sense they make. We will also do a little check up on that Zillow data we talked about the other day. I gave a gut reaction that their data relating to my local markets was off and on todays show, I give you the numbers to show if I was right or wrong. • Zillow picks the top real estate markets for 2018

    15/01/2018 Duración: 35min

I don't think they got the top real estate markets for 2018 right - lets talk about it. When it comes to good data for investors, it is hard to argue with a big operation like Zillow coming out with the top real estate markets for 2018. Well, we do things a bit different around here and for my money, Zillow has not got it completely right. Well, at least not right for investors. Of course, this is not the first time I have had an issue with Zillows predictions. If I recall correctly, I had similar issues with their top 10 list for 2017. This year, we will review what they have to say and see if we can't tweak the list to work a little better for investors. We are also going to check in with the latest market data for Sacramento, CA and get the latest news on automated driving. Automated driving is going to change the world, and as investors, we need to understand it so we can be prepared for it! • Latest debt and net worth numbers for the average family are not good

    10/01/2018 Duración: 34min

A change in the flood plain maps could impact your home! On todays show we are going to talk about some numbers that paint a picture of a public that is not doing well when compared to past decades in terms of net worth and debt ratios. This is particularly troubling when you consider all the various challenges to the stability of the economy that we are likely to face. You would want the public being better prepared financially for a potentially tough time.  Overall, even if you do not buy into the idea that some tough times may be ahead, these are not encouraging numbers. We will also talk about new flood plain data that would effect tens of millions of property owners who suddenly find their properties in a riskier flood plain than they were before. The insurance costs are something every owner or investor should be aware of. We will also take a few minutes to review the latest market numbers from Las Vegas, Nevada. • Is a pension fund bailout apocalypse coming?

    14/11/2017 Duración: 35min

As we predicted, a pension fund bailout is being suggested. Multiply this by 4 Trillion to get an idea of how big a bailout it would be[/caption] We have been expecting this for a while and it is not good news. This kind of thing will hurt a whole lot more than just real estate, but you should be aware of it so you can take steps to be prepared for it. • Should Investors Get A Real Estate License?

    10/11/2017 Duración: 38min

If you do get that real estate license, how should you pick your broker? This one goes out to Danny M.! Danny has been a part of the audience since at least 2009 and recently suggested I share my thoughts on how to pick a real estate broker when you become an agent. So today, I answer that along with some thoughts you should consider if you are an investor who is tempted to get your real estate license. Why "Top 1%" titles should mean NOTHING to buyers and sellers. We often sort of move through life and simply absorb what comes our way. That's natural. We don't all have time to sit back and ponder what someone really means when they give us some statistic or number that is designed to convince us of one thing or another. In ... • Interest rates are NOT why less mortages are happening

Once again we see a dip in the number of mortgage originations but most media outlets want to blame that on higher interest rates. Today, we will review why that is total nonsense. We will also talk about another time honored number that is no longer valid today - and it has HUGE effects on the buying and selling cycle in the market. Also, we find that once again home prices are higher - but there is no real surprise there. Finally, I got it wrong. I made a prediction for October 2017. Now that October is behind us, it is clear that I was 100% wrong. We will chat a bit about that as well.
